Brookstone at a glance

Brookstone is a Cobb County subdivision with an Acworth mailing address, centered on Brookstone Golf & Country Club at 5705 Brookstone Dr NW, Acworth, GA 30101. The club describes itself as about 30 miles north of Atlanta. It is a private membership club owned by Invited Clubs, and joining it is a separate decision from buying a house.

The homeowners association is a different organization. Its 2025 disclosure describes Brookstone HOA, Inc. as a mandatory association with no master association above it.

More than one association uses the Brookstone name, and the fees on this page apply only to lots inside Brookstone HOA, Inc. To compare Brookstone with other parts of town, see the Acworth neighborhoods guide.

Is Brookstone a good area for a first home?

It can be, if your budget reaches the upper half of the Acworth market. Zillow's typical home value for ZIP 30101 was $432,126 in August 2026, about $25,266 above the Acworth city figure of $406,860 and above Cobb County's $421,599. That ZIP figure covers far more than Brookstone, so treat it as a reference point, not a neighborhood price.

A May 2026 agent guide put Brookstone prices from the $300s to $700,000 and up, so the lower end of that range overlaps with starter budgets.

Worked example. On a $432,126 purchase with 5% down, you would bring $21,606 and borrow $410,520. At Freddie Mac's 30-year average of 7.28% (week of October 1, 2026), principal and interest come to about $2,808.83 a month. The mandatory HOA fee adds $390 / 12 = $32.50 a month, or $65.42 a month if you also pay the optional $395 swim/tennis fee. Taxes, insurance and any mortgage insurance come on top. Run your own numbers in the affordability calculator.

Homes and prices in Brookstone

The styles below come from a May 2026 agent guide. Home counts and build years were not verified, so check the Cobb County assessor record for any house you like.

Brick traditional homes

Brick exteriors are common here. Brick cuts exterior painting, but the roof, windows and HVAC still need a full home inspection.

Craftsman-style homes

Craftsman designs also appear. Ask the seller for the siding's repair or replacement history.

Golf-course-view homes

Some homes look onto the Larry Nelson course. Compare their recent sales with interior lots, and note that a course view does not include club membership.

Lakefront lots

Lakefront lots in the Hedge Brooke section (Brookstone North Lake) and the Downington and Kenbrook section (Brookstone Lake) must also belong to separate lake owners' associations, each with its own closing letter. Budget for both sets of dues.

Living in Brookstone

The private golf and country club

Brookstone Golf & Country Club lists the StoneSide Grill, the BrookFit fitness center, racquet sports, resort-style pools, group fitness classes and golf instruction and club fitting. Membership dues and initiation fees are not published; ask Invited Clubs.

HOA pool, tennis and clubhouse

Separate from the club, HOA dues help pay for a neighborhood pool, tennis, a playground and a clubhouse. The $395 swim/tennis fee is billed separately as optional, so ask the HOA exactly what the $390 fee alone lets you use.

Getting around

Acworth is served by I-75 (exits 277 and 278), U.S. 41 and Georgia SR 92. Test your commute from the exact street at rush hour.

Schools: how to check

Brookstone addresses are in the Cobb County School District. Enter the exact address in the district's Online School and Bus Locator; the district warns that zones can change and asks buyers not to base a purchase on its maps.

What Brookstone costs to own

HOA dues for 2025

The 2025 disclosure lists a mandatory $390 per year, billed January 1 to December 31, and an optional $395 per year swim/tennis fee for June 1, 2025 to May 31, 2026. It reports no special assessments and no litigation.

Transfer and closing letter fees

The association charges an account transfer fee of $380 and a $10 closing letter fee paid by the seller, and states that no other fees apply. Settle who pays the transfer fee in your offer, and add it to your closing cost estimate.

Cobb County property taxes

Brookstone homes pay Cobb County and Cobb school taxes. The rates, the worked bill and the homestead savings are on the Cobb County property tax guide, and the filing steps are on the Cobb homestead exemption page. Ask the lender to escrow taxes on the current assessed value, not the seller's old bill.

Pros and cons of Brookstone for a first-time buyer

Pro: a low published mandatory fee

At $390 a year in 2025, the required HOA cost is $32.50 a month, a small line in a monthly budget.

Pro: amenities you can opt into

Swim/tennis and club membership are both optional, so you choose which extra costs to carry.

Con: prices above the Acworth typical value

ZIP 30101 runs about $25,266 above Acworth as a whole, and the agent guide's range runs past $700,000.

Con: several associations share the name

A home marketed as Brookstone may belong to a different association with different dues, so confirm the association in writing.
