Expect older systems in many of these homes, so plan a thorough inspection. Confirm the ZIP and whether the home is inside city limits for each address.
Lake Acworth area
Acworth sits on the southeastern banks of Lake Acworth and Lake Allatoona. Lake Acworth has a public beach and boat ramp, and the same agent guide describes lakefront inventory as limited. Homes near the water are far more common than homes on it, so decide early whether you need frontage or just proximity.
Brookstone
Brookstone is a Cobb County community in ZIP 30101 built around Brookstone Golf & Country Club, a private club owned by Invited Clubs with a Larry Nelson-designed course. Governors Towne Club is a gated golf community in ZIP 30101 with a Curtis Strange-designed 18-hole course. The agent guide lists custom estates and manor homes from the $500s into the millions, places it in Cobb and Paulding, and notes that club membership is separate from buying a home. Confirm the county of each lot.
Camden Pointe
Camden Pointe is a swim/tennis subdivision in Cobb County near the Paulding line, built between 1993 and 2001 per the agent guide. Homes run from about 2,400 to more than 5,000 square feet, and the amenities include a lake with a fountain, two clubhouses, a pool and tennis courts. HOA dues were not published; ask the HOA.
Centennial Lakes
Centennial Lakes is a residential HOA in Cherokee County, ZIP 30102, near I-75 and Highway 92. The HOA lists a junior Olympic pool with 25-yard lanes and an 80-foot water slide, a two-story 5,000-square-foot clubhouse, six lighted tennis courts, three playgrounds and a park of more than two acres with two ponds. The Point at Centennial Lakes
The Point (also spelled The Pointe) is the townhome and cluster-home section of Centennial Lakes, off Highway 92 and Centennial Parkway. Portrait Homes built here from 2007 to 2009 and D.R. Horton from 2012 to 2017. Homes are two-story with two to four bedrooms and one- or two-car garages, owned fee simple with an HOA. Ask whether its dues differ from the single-family section.
Sable Trace
Sable Trace is in Cherokee County, ZIP 30102, near Buice Lake and Highway 92. The agent guide describes traditional and split-level homes built between 2000 and 2007. HOA dues were not verified, so ask the listing agent for the current figure.

Townhomes

Golf-course homes

Swim/tennis subdivisions from the 1990s and 2000s

- Which HOA: several associations can share one name, so ask which one a home belongs to, then request the dues, transfer fees and any special assessments in writing.
- Schools: look up each address with the Cobb, Cherokee or Paulding district tool. Cobb's district warns buyers not to base a purchase decision on its zone information, and Cherokee approves boundaries every year.
