Georgia Dream interest rates for October 2026

DCA publishes one rate per product on its "current interest rates" page. The figures below were effective October 1, 2026 at 6:30 PM and are all 30-year fixed.

Who sets the rate

DCA's program FAQ says DCA sets the interest rate for all Georgia Dream loans, and participating lenders may not add uncommon fees or discount points to buy it down. That is the main difference from shopping an ordinary mortgage: two Georgia Dream lenders quote the same note rate on the same day for the same product. What can differ is the lender's own fees (within DCA's caps), service and speed.

How often the rates change

DCA says rates typically change weekly. Once a lender locks your rate, the lock generally runs 75 calendar days, and you must close by that date or the date in your purchase agreement, whichever comes first. Check the effective date on DCA's page whenever you see a Georgia Dream rate quoted, including this one.

Peach Advantage pricing

Peach Advantage, the conventional product, is priced on a daily rate sheet rather than a posted weekly rate, and rate locks close at 9:00 PM Eastern. How Georgia Dream rates compare with the national average

Freddie Mac's Primary Mortgage Market Survey put the national 30-year fixed average at 7.28% for the week of October 1, 2026. Freddie Mac describes the survey as conventional purchase loans for borrowers with good or excellent credit and 20% down, so it is a benchmark, not a quote you would get.

The math uses the standard amortization formula: payment = loan x r / (1 - (1 + r)^-360), where r is the annual rate divided by 12. At 6.375%, r is 0.0053125, which gives about $2,449. Over a year the gap between 6.375% and 7.28% is roughly $2,843.

What the comparison leaves out

These figures exclude FHA mortgage insurance, property taxes and homeowners insurance, which every option pays on top. They also ignore the down payment assistance, which is a 0% second mortgage repaid when you sell or refinance, and DCA's note that its programs may carry an IRS recapture tax for nine years. A lower posted rate is only a good deal if the whole loan fits your plans, so ask each lender for a Loan Estimate on the Georgia Dream option and on a non-program loan and compare them line by line. DCA's participating lender list

You can't apply for Georgia Dream with DCA. DCA acts as a secondary market, so you apply with one of its participating lenders, who makes the FHA, VA, USDA-RD or conventional loan under the program rules. DCA publishes those lenders on its "Participating Lender List & Top Producing Loan Officers" page.

What the list shows

On October 6, 2026 the list had 107 lenders: national mortgage companies, banks, credit unions and builder-affiliated lenders, each name linked to its website. An asterisk marks lenders that also offer TPO wholesale lending. The same page has a short table of top-producing loan officers. This site doesn't repeat or rank either list; use DCA's page so you always see the current version.

What the list doesn't tell you

The list has no city, branch, county or phone number, and no date. So it can't tell you which lenders have someone in or near Acworth, which ones close Georgia Dream loans in Cobb, Cherokee or Paulding, or how many they close. Being on the list means a lender is approved to originate the program, not that every loan officer there does it often.

How to use the list from Acworth

Open DCA's list (or call DCA at 1-800-359-HOME (4663) for it), pick three or four names, and call each one asking for a loan officer who originates Georgia Dream loans in Cobb County, or in Cherokee or Paulding if that's where your Acworth address sits. Because DCA sets the rate, you are comparing fees, responsiveness and how well each officer knows the program, not hunting for a lower rate. If a lender you already use is not on the list, it can't make a Georgia Dream loan.

You want a named loan officer who works with the program regularly in Cobb, Cherokee or Paulding, not a general inbox. Ask roughly how many Georgia Dream files they have open.

What is my maximum debt-to-income ratio at my credit score?

DCA requires a 640 minimum middle credit score, but it doesn't publish one debt-to-income cap: the maximum varies by credit score on program matrices the lender uses. Ask for your number in writing after they pull credit.

What will you charge, and does it fit DCA's cap?

DCA caps the origination fee at 2% of the first mortgage base loan amount on conventional, FHA and USDA loans and 1% on VA. On a $392,620 FHA loan, 2% is $7,852. Ask what the lender actually charges; the cap is a ceiling, not a standard fee.

When does my rate lock expire, and does it cover my closing date?

With a 75-day lock and an earlier contract date controlling, the timing matters. Ask when they lock and how they handle a delay.

How long will your part take before DCA's review?

After the lender underwrites your file it goes to DCA for a compliance review of at least 10 business days, longer in busy seasons. Ask when they expect to submit and what they need from you to avoid delays, starting with the homebuyer education certificate (see the homebuyer education course guide).

What happens after you choose a lender

Timeline to closing

DCA's FAQ says many purchases close in about 30 to 45 days depending on the borrower, lender, appraisal and title. Georgia.gov's application page says about 60 days from application to closing. Build the longer figure into your contract dates. DCA also requires a wet closing, meaning the loan funds the same day you sign.

Documents the lender will ask for

DCA's steps page lists 30 days of pay stubs, two years of W-2s, 60 days of bank statements, two years of personal and business tax returns if you are self-employed, and a gift letter if family is helping. DCA's lender FAQ adds the most recent three years of tax transcripts, which the lender uses to check both your income and your first-time buyer status. Having these ready before the first call speeds up pre-approval.

Who services the loan

After closing, Georgia Dream first mortgages are serviced by State Home Mortgage (1-800-781-8346), not by the lender you applied with. Your monthly payment goes there.

What credit score do you need for a GA Dream loan?+

DCA's lender FAQ sets a minimum middle credit score of 640 on all Georgia Dream programs with automated underwriting findings, and 660 for a manufactured home on Peach Advantage. Meeting 640 does not guarantee approval: the maximum debt-to-income ratio varies with your score under DCA's program matrices. What is the maximum income limit for the Georgia Dream loan program in 2026?+

In Cobb, Cherokee and Paulding, DCA's brochure dated July 2026 sets Georgia Dream Standard at $137,555 for one or two people and $158,188 for three or more, with a $625,000 price limit. Peach Plus allows $206,333 and $237,282 with a $725,000 price limit. Limits differ in other parts of Georgia, so confirm yours with a participating lender.

Is the Georgia Dream program worth it?+

It depends on your plans. DCA's October 1, 2026 rate of 6.375% sat below Freddie Mac's 7.28% national average that week, and the down payment help carries no interest or monthly payment. But the help is repaid when you sell or refinance, programs may carry a nine-year IRS recapture tax, and limits and asset caps apply. Compare Loan Estimates before deciding.
