1. Set a budget you can live with

Start with the monthly payment, not the price. Costs to plan for beyond the price

The price is only part of what you pay. These four costs change the most from one Acworth address to the next.

Property taxes

Homeowners insurance

Your lender will require a policy before closing, and the premium goes into your monthly escrow. Get quotes during your due diligence period, since a home's age and condition can affect the premium.

HOA dues and fees

Many Acworth subdivisions have a mandatory HOA, and dues vary widely. Brookstone HOA, Inc., for example, published a mandatory fee of $390 a year for 2025, plus an optional swim/tennis fee of $395 for 2025-26 and a $380 account transfer fee when a home changes hands. Ask for the current HOA disclosure on any home you consider.

How to choose a buyer's agent and how they are paid after 2024

The rules changed on August 17, 2024, when practice changes from the National Association of REALTORS settlement took effect. Georgia law adds its own requirements on top.

You sign a written agreement before touring

You need a written buyer agreement before an agent tours a home with you, in person or virtually. You do not need one to visit an open house on your own or to ask an agent about their services.

Pay is negotiable and must be a defined amount

Buyer agent compensation is not set by law. The agreement must state it clearly, for example $0, a flat fee, a percentage or an hourly rate, and not as an open-ended figure or a range. You can still ask the seller or the listing agent to pay your agent, and you can write that request into your offer.

What a Georgia brokerage engagement means

Under Georgia's Brokerage Relationships in Real Estate Transactions Act (BRRETA), a brokerage engagement is a written contract that makes you the broker's client (O.C.G.A. 10-6A-3). Without one, you are a customer: the agent can help with paperwork but does not represent you. The same law defines designated agents, dual agents and transaction brokers, so ask which role your agent will play.

What your agent owes you

O.C.G.A. 10-6A-7 requires a buyer's broker to look for acceptable property, present all offers to and from you in a timely way, disclose adverse material facts they know of, advise you to get expert help where needed, account for your money and keep your information confidential. Under 10-6A-5, a broker must disclose known material defects that a reasonable inspection would not find, though there is no duty to go looking for them.
