Where to find townhomes for sale in Acworth

Townhomes are a small slice of Acworth's housing. The Census Bureau's 2020-2024 survey counts 1,176 attached single-family homes out of 22,616 housing units in ZIP 30101 (5.2%) and 894 out of 16,468 in 30102 (5.4%). Over the twelve months to May 2026, 68 of 343 Acworth city sales were townhouses, according to Redfin. With so few, it pays to know the communities by name.

Cherokee Township (new, Traton Homes)

Traton listed Cherokee Township townhomes from $359,900 on October 6, 2026, at 201 Admor Lane, Acworth 30102, in Cherokee County. The homes have 3 bedrooms, 2.5 baths and a 2-car garage, and the builder says the HOA covers landscaping and common-area maintenance, without stating the dues. Rosewood Farms (new, D.R. Horton)

D.R. Horton listed its final Rosewood Farms townhomes from $388,990 on October 6, 2026. It is a gated community in the city of Acworth (ZIP 30101) with a pool and cabana, and the listed homes have 3 bedrooms and 2,026 to 2,125 square feet.

The Point at Centennial Lakes (resale)

A brokerage site describes The Point at Centennial Lakes as two-story townhomes and cluster homes with 2 to 4 bedrooms and 1- or 2-car garages, off Highway 92 and Centennial Parkway in Cherokee County (30102). Portrait Homes built from 2007 to 2009 and D.R. Horton from 2012 to 2017. The homes are fee simple, and HOA amenities include a junior Olympic pool, six lighted tennis courts and a 5,000-square-foot clubhouse. Three-bedroom, 2.5-bath units sold for $320,000 to $325,000 in 2025; the HOA fee was not disclosed. More on the area is in the Centennial Lakes guide.

Acworth Station

Acworth Station townhomes come up often in searches, but we could not find an official HOA or builder source to describe them. If a listing there interests you, ask for the plat, the declaration and the HOA's budget before you make an offer.

Townhome rentals in your search results

Crestview at Towne Lake (Brandywine Homes, 59 townhomes, base rents of $2,195 to $2,345 a month in October 2026) and Covey Homes Hunter Trail are build-to-rent communities. They look like new townhome developments, but their homes are not for sale.

Townhome vs condo vs house in Acworth

Price: townhomes cost less in total, not per square foot

Redfin's March to May 2026 medians put townhouses below detached homes in both ZIP codes: $374,990 against $425,000 in 30101, and $369,000 against $395,000 in 30102. Per square foot, though, townhouses sold for $188 to $199 against $180 to $186 for single-family homes, so you are paying less mainly because you get less space and land. Condos are a thin market: 30101 had just three condo sales in those three months, at a $310,000 median.

Fee simple townhome

With a fee simple townhome you own the home and the lot under it, and lenders treat it much like a detached house. An HOA usually still maintains common areas and enforces the community rules.

Condominium

With a condominium you own your unit plus a share of the common elements, and the association controls the rest. Some townhome-style buildings are legally condominiums, which changes the financing: an FHA loan then needs an approved project or a single-unit approval.

Time on the market

In 30102, townhouses took a median 63 days to sell from March to May 2026, against 26 days for single-family homes. Slower sales can give you room to negotiate, and they are also worth remembering for when you sell.

FHA condo approval: why it matters in Acworth

Many first-time buyers plan on FHA's 3.5% down payment (see the FHA loan guide). If the home is legally a condominium unit, FHA will insure the loan only if the project is approved or the unit qualifies on its own.

Only one FHA-approved condo project in Acworth

HUD's condominium search for Acworth returned five records on October 6, 2026. Only The Shops & Flats Logan Farm (4862 Allatoona Gateway, 30101; 39 units at buildout plus 8 commercial) was approved, from March 27, 2024 until March 27, 2027. Cottages at Baker Road, Madison Place Condominium and The Patterns were not project-approved, with HUD's note referring to single-unit approval and a 10% FHA cap. Parke Place Townhomes' approval expired on December 7, 2011.

Single-unit approval

HUD allows a unit in a non-approved project to qualify if the project is complete and ready for occupancy, has at least five dwelling units, is not a manufactured home project, and meets FHA's concentration, owner-occupancy and financial-condition rules. For projects with 10 or more units, no more than 10% can carry FHA loans; projects with fewer than 10 units can have at most two FHA-insured units.

What it means for your offer

Before you offer on a condo, or a townhome you are not sure about, ask your lender to check HUD's condo list and whether single-unit approval is possible. Other loan types have their own condo rules, so ask about those too.

HOA fees and what they cover

None of the Acworth townhome communities above publish their dues. Builders describe coverage (landscaping and common areas at Cherokee Township; a gated entry, pool and cabana at Rosewood Farms), so get the dollar figure from the listing agent or HOA manager and add it to your monthly budget. Georgia law also shapes what happens if dues go unpaid, which matters when you buy from a seller.

Georgia's Property Owners' Association Act

The Act covers only associations whose recorded declaration submits the community to it (O.C.G.A. 44-3-235). Where it applies, unpaid assessments, fines and charges become a lien on the lot that ranks ahead of most other liens, except property taxes, first mortgages recorded before the declaration and certain purchase-money mortgages. Late charges are capped at the greater of $10 or 10%, and interest at 10% a year (O.C.G.A. 44-3-232, as published on FindLaw; check the current code).

Statement of amounts due

On a written request from an owner, lender or buyer, the association must provide a statement of unpaid assessments within five business days, for a fee of up to $10. If it fails to, the lien cannot be enforced against the person who asked. Ask your closing attorney to request it before closing; the closing attorney guide explains their role.

Georgia Condominium Act

Condo associations follow a similar structure under O.C.G.A. 44-3-109: the assessment lien ranks ahead of others except taxes, first mortgages recorded before the declaration, lessor's liens and certain purchase-money mortgages, with the same caps on late charges and interest and the same five-business-day statement for up to $10.

Townhome and condo buyer checklist

Confirm fee simple or condominium

Ask for the plat and declaration. The legal form, not the building style, decides whether FHA condo approval applies.

Check FHA approval if you need FHA

If it is a condo, have your lender confirm project approval or single-unit eligibility before your due diligence period ends.

Get the dues, budget and reserves

Ask for the current dues, the annual budget, the reserve balance and any fee due at closing.

Ask about special assessments

Ask whether any special assessment is planned or unpaid, and request the statement of amounts due.

Read the rental and use rules

Check rental caps, parking and exterior rules, which can limit how you use or later rent the home.

Confirm the county
