New building with an Acworth address is split between the two ZIP codes and three counties. Cherokee Township and Madison at Buice Lake are in ZIP 30102 in Cherokee County. Rosewood Farms and Ford Landing are in ZIP 30101, and the schools their builders list suggest Cobb County, but confirm the county on the county tax assessor's parcel search before you estimate taxes. The 55+ communities in 30101 sit on both the Cobb and Paulding sides.

Several national builders have nothing for sale here right now. On October 6, 2026, Smith Douglas Homes' Acworth filter showed zero communities, Taylor Morrison and Ashton Woods listed none with an Acworth address, Rosewood Farms was D.R. Horton's only Acworth community, and Madison at Buice Lake was Stanley Martin's only one. Lennar's site could not be checked, so look at it directly. Every price below is the builder's own figure on October 6, 2026; builders change prices often, so confirm with the sales office.

The homes are two-story townhomes with 3 bedrooms, 2.5 baths, a 2-car garage and lofts, in two plans: the Brooks from $359,900 and the Bolton from $369,900, as listed by the builder on October 6, 2026. Available homes on Colsen Drive were listed from $359,900 to $379,900. The builder names a dog park and firepit, and its 2024 launch post described 64 townhomes with an HOA covering landscaping and common-area maintenance. The page advertises payments "as low as $1,765/mo" with details from the sales agent.

Rosewood Farms by D.R. Horton

D.R. Horton describes Rosewood Farms, 2407 Bayberry Street, Acworth 30101, as a gated townhome community in the city of Acworth, marked "Final Opportunities." Homes are two-story townhomes with 3 to 4 bedrooms, 2.5 baths and a 2-car garage, from $388,990 as listed by the builder on October 6, 2026. Twelve homes were listed from $388,990 to $420,490, all 3-bedroom plans of 2,026 to 2,125 square feet. Listed amenities are a pool, cabana, pocket park and a smart home system.

Madison at Buice Lake by Stanley Martin

Stanley Martin lists Madison at Buice Lake, 425 Madison Lakeview Drive, Acworth 30102, in Cherokee County, as move-in ready, with single-family homes priced from $439,990 as listed by the builder on October 6, 2026. Ten move-in-ready homes were listed from $439,990 to $599,990, with 3 to 5 bedrooms, 2 to 3 baths and 1,897 to 2,729 square feet, and the builder says main-level primary plans start from $439K. Amenities listed include a clubhouse and pavilion, pickleball, a pool with splash feature, a playground, walking trails and a lakefront amenity area.

Ford Landing by Kerley Family Homes

Kerley lists Ford Landing, 5959 Fords Road, Acworth 30101, as Final Opportunities in a 24-lot community, priced from the $900s as listed by the builder on October 6, 2026. Homes have 4 to 6 bedrooms with primary-on-main plans, and move-in-ready homes were listed from $869,990 to $924,990 at 4,020 to 4,220 square feet. That is more than twice Acworth's typical home value of $406,860 (Zillow, August 2026).

Three newer communities are marketed by their builders as age-restricted (55+). Here is what each builder states.

The Reserve at Cedarcrest Village by Pulte

Pulte describes the community, on Cedarcrest Village Drive, Acworth 30101, as designed for buyers 55 and better, with single-story ranch homes of 2 to 5 bedrooms priced from the low $400s as listed by the builder on October 6, 2026. Phase 2 is 51 homes on 18 acres in north Paulding County, with professional lawn maintenance.

Madeira by Windsong

Windsong lists Madeira, 1302 Cedarcrest Blvd, Acworth 30101, under Paulding County as a gated Active Adult 55+ community with 2 to 3 bedrooms and 1,301 to 2,505 square feet. One quick move-in home, the Everleigh at $474,820, was listed as the final home as listed by the builder on October 6, 2026.

Terraces at Paravel by Tyler Chandler Homes

Tyler Chandler Homes describes Terraces at Paravel, at McClure and Acworth Due West Road in west Cobb, as a 55+ gated community of 29 single-family homes of 1,922 to 2,658 square feet, priced from the high $500s as listed by the builder on October 6, 2026.

Build-to-rent communities: rentals, not homes to buy

Many search results for new Acworth townhomes are rentals. These communities are new, but their homes are not for sale.

Crestview at Towne Lake

Brandywine Homes lists Crestview at Towne Lake as a build-to-rent community of 59 townhomes with 3 to 4 bedrooms, 2.5 baths and 1,785 square feet. Base rents were $2,195 to $2,345 a month ($2,264.95 to $2,414.95 "all-in") on October 6, 2026.

Covey Homes Hunter Trail

Covey Homes markets homes for rent, and its Hunter Trail community in Acworth is a rental community.

Summerwell Cedarcrest

Summerwell Cedarcrest appears in search results as a build-to-rent community. Its website blocked our check, so confirm directly with the property, but treat it as a rental rather than a home to buy.

HOA dues in new Acworth communities

None of the builder pages checked on October 6, 2026 published HOA dues. Builders describe what the HOA provides (landscaping and common areas at Cherokee Township, a gated entry, pool and cabana at Rosewood Farms, a clubhouse, pool and trails at Madison at Buice Lake) but not what it costs. Before you sign, ask the builder in writing for the monthly or annual dues, any initiation fee or capital contribution due at closing, what the dues cover, the HOA budget and any rental restrictions. New construction vs resale for a first-time buyer

Price compared with recent resales

New townhomes start close to resale prices, while new single-family homes start above them. Redfin's March to May 2026 medians were $369,000 for townhouses in 30102 and $374,990 in 30101, against new townhomes from $359,900 (Cherokee Township) and $388,990 (Rosewood Farms). The single-family median was $395,000 in 30102, while Madison at Buice Lake starts at $439,990.

Monthly cost: a worked example

Take Rosewood Farms at its $388,990 starting price with an FHA loan. A 3.5% down payment is $13,615, leaving a base loan of $375,375. FHA adds a 1.75% upfront premium ($6,569), for a loan of $381,944. At Freddie Mac's 7.28% average rate (week of October 1, 2026), principal and interest are about $2,613 a month, plus about $172 a month of annual FHA mortgage insurance (0.55% of the base loan) in the first year, before property tax, insurance and HOA dues. D.R. Horton's own estimate for that home is $2,901.58 a month, using the assumptions in its footnote. Taxes on a new home

Your tax bill depends on the county, so confirm it first: Cherokee Township and Madison at Buice Lake are in Cherokee County, and Rosewood Farms and Ford Landing appear to be in Cobb. Builder incentives vs your own lender

Builders often advertise a low payment or rate that depends on using their preferred lender. On October 6, 2026, Traton advertised payments "as low as $1,765/mo" with details from its agent, Stanley Martin invited buyers to ask about "current incentives," and Kerley said to contact the sales agent for the latest incentives. Smith Douglas, with no Acworth community open, showed a typical structure: an FHA or VA 5/1 adjustable-rate loan at 4.99% initial (6.636% APR) through its preferred lender on select homes, adjustable after 60 months by up to 1% a year (rates as of September 3, 2026).

Ask whether the incentive requires the builder's lender

Get the answer in writing, along with what you give up if you use another lender.

Get two Loan Estimates on the same day

Request a Loan Estimate from the builder's lender and one from a lender you choose, for the same price and down payment, on the same day. Compare the rate, APR, points, lender fees and cash to close line by line.

Check whether the rate is fixed or adjustable

A low advertised rate can be an adjustable-rate loan or a temporary buydown. Ask what the payment will be after any adjustment or buydown ends, and whether you can still afford it.

Ask how the builder works with your agent

Traton's page lists a "3% Protected Commission" program for agents. Before your first visit, ask the builder how it handles a buyer's agent and whether your agent must register you at that visit.

Inspections and warranties on new homes

Hire your own inspector

Code inspections during construction are not an inspection done for you. Ask whether the builder allows your inspector in before the drywall goes up and again before closing, and put it in the contract. The Acworth home inspection guide covers what inspectors check and what they cost.

Get the warranty in writing

None of the builder pages checked published full warranty terms. Ask for the written warranty before you sign: what it covers, for how long, how to file a claim, and who stands behind any structural coverage.

Read the builder's contract

Ask for the builder's purchase contract early, because deposit, deadline and cancellation terms can differ from a resale contract. Have it reviewed before you sign, and compare it with how a Georgia due diligence period works on a resale home.
