When you need a homebuyer education course
A homebuyer course becomes required when the loan or assistance program you pick says so, and each program sets its own rules about which course counts. Here is what each program open to an Acworth buyer asks for.
Georgia Dream
DCA requires homebuyer counseling for every Georgia Dream loan, including Peach Plus and Peach Advantage. You can meet it with a workshop or individual sessions at a DCA- or HUD-approved housing counseling agency, or with DCA's E-Home America online course. DCA's lender FAQ says the course must come from a HUD-approved housing counseling agency and the completion certificate must be within 12 months of closing. Fannie Mae HomeReady and other low down payment loans
Fannie Mae's Selling Guide (B2-2-06, November 5, 2025) requires homeownership education for a HomeReady purchase when all occupying borrowers are first-time buyers, for purchases above 95% loan-to-value when all borrowers are first-time buyers, and in some cases where a borrower has no credit history. Fannie Mae's own HomeView course meets the HomeReady requirement.
Cobb County's My Home assistance
Borrowers using Freddie Mac HFA Advantage loans under the Housing Authority of Cobb County's My Home program must complete Freddie Mac's free CreditSmart Homebuyer Education course online. The program is covered on the Cobb County down payment assistance page.
Habitat for Humanity
NW Metro Atlanta Habitat for Humanity, which serves Cobb, Douglas and Paulding, requires applicants to complete all of its required homeowner education as part of the program.
FHA, VA and other loans

Homebuyer education vs housing counseling
Lenders and programs use these two terms differently, and some programs accept either.
Homeownership education
Fannie Mae defines education as an established curriculum delivered to a group or online. It may come from any qualified third-party provider that is independent of the lender, with content aligned with the National Industry Standards or HUD standards, in person, online, by phone or a mix.
Housing counseling
Counseling is one-on-one work with a HUD-approved agency and includes a budget and a written action plan. Fannie Mae lets counseling stand in for education, and HomeReady borrowers who finish counseling within 12 months before closing may be eligible for a pricing credit (a loan-level price adjustment). Ask your lender whether that credit applies to your loan.
Where to take the course from Acworth
DCA's online course through E-Home America
DCA's approved agencies page points to the E-Home America course at ehomeamerica.org/dca, which covers budgeting, credit, mortgages and homeownership. It costs $50, with income-based vouchers available. It is the simplest route for Georgia Dream if you'd rather not attend a class.
DCA-approved agencies serving Cobb, Cherokee and Paulding
DCA's list (last updated April 8, 2025) shows Help the People (Decatur; serves Cherokee and Cobb, among others), MorningStar Urban Development (Decatur; Cobb), Resources for Residents and Communities of Georgia (Atlanta; Cherokee, Cobb and Paulding) and The Homeowners Employment Corporation (Conyers; Cherokee and Cobb). The list is more than a year old, so confirm each agency still offers classes.
HUD-listed agencies near Acworth
HUD's housing counselor search, run on October 6, 2026 for a 30-mile radius of Acworth, returned these agencies offering pre-purchase counseling and homebuyer workshops. Distances are straight-line miles from Acworth's city center, not driving distances. They are listed as HUD publishes them, not as recommendations.

The closest HUD-listed agency, Horizon Counseling in Woodstock, offers reverse-mortgage counseling only, so it isn't a homebuyer option. You can run the same search yourself through HUD or by calling 1-800-569-4287.

Taking a course your program doesn't accept
If you are considering an online course from another provider, such as Framework, this guide could not confirm whether Georgia Dream or your lender accepts it. Georgia Dream asks for a DCA- or HUD-approved agency or E-Home America, and Fannie Mae asks for a provider independent of the lender with NIS- or HUD-aligned content. Ask your lender before you pay.
Letting the certificate expire
A certificate older than 12 months at closing doesn't meet Georgia Dream's rule. Retaking the course costs time and money at the worst moment.
Waiting until you're under contract
